FREE IN & FREE OUT是FIOST条款的内容，该条款与班轮条款完全相反，船舶所有人不负责有关装卸的所有费用，所有雇佣装卸工人及有关的装卸费用均由承租人负担。

提单印就FREE OUT字样表明运费以外的费用，可以通过明确提及该额外费用、或使用与货物装卸费用相关的贸易术语的方式，诸如但不限于，“船方不管装货FREE IN”、“船方不管卸货Free Out”、“船方不管装卸货FREE IN AND OUT”及“船方不管装卸货及积载FREE IN AND OUT STOWED”。

FIOST通常被译为船东不负责货物装卸、理舱及平舱费用，因此除非合同双方明确约定，FIOST仅为费用分摊条款，实际履行和责任仍由船东承担。

在这一条款之下，装运大件货物所产生的绑扎费及需要的绑扎材料，也应该由承租人负担。不过，为了避免不必要的争议，在运输大件货时，合同中应订明“绑扎”(Lashed)的字样，以表明船舶所有人不负责绑扎费。同样，如果在上述规定后加上“垫舱”(Dunnages)的字样，表明出租人除了不负责上述费用之外，还不负担垫舱费用。
